Dong Nai province has recently approved the detailed urban planning at a 1/500 scale for the Aeon Mall commercial center, with a total investment exceeding 6,100 billion VND. The center will be located in Hiep Hoa ward, Bien Hoa City (Cu Lao Pho area).

The People’s Committee of Dong Nai province has decided to approve the task of detailed urban planning at a 1/500 scale for the commercial center on Dang Van Tron Street, Hiep Hoa ward, Bien Hoa City (Aeon Mall Bien Hoa).
The planning area covers nearly 12 hectares, including over 10 hectares designated for the construction of the shopping mall and more than 1.5 hectares for the construction of three surrounding roads.
The province has specified that the organization responsible for the planning is Viet Phat Group Joint Stock Company. The total estimated cost for the project is over 6,100 billion VND. This includes an estimated construction cost of over 3,300 billion VND and compensation, support, and resettlement costs estimated at over 2,250 billion VND.
The planning task aims to concretize the 1/5,000 scale subdivision planning project for subdivision A4 in Hiep Hoa ward and to add commercial service structures that will drive economic and social development in Dong Nai province.
Moreover, this planning will provide a legal basis for investment management, project establishment, and the issuance of construction permits.
As for the characteristics and function, this will be a comprehensive commercial service area, with synchronized investment from architectural structures to technical infrastructure, ensuring maximum exploitation of investment business advantages. At the same time, it aims to create a well-integrated architectural landscape for the central urban area with harmonious and environmentally friendly designs.
The design solution directs the planning area with the mall at the center of the land plot, featuring a maximum height of eight floors and a modern architecture that will become a landmark of the area.
The commercial center project in Hiep Hoa ward was approved by the provincial People’s Committee in August 2023 for investment policy, under the form of investor selection.
In November 2023, the province’s Department of Planning and Investment announced the sole investor registered for the project is Viet Phat Group Joint Stock Company, based at 198 Nguyen Van Linh Street, Tan Thuan Tay ward, District 7, Ho Chi Minh City.
Previously, the Japanese corporation also constructed Aeon Mall Hai Phong Le Chan with an investment value of around 180 million USD (approximately 4,000 billion VND) on land owned by Viet Phat.
